Still on leader position, Zone II especially active
Warsaw region still keeps the role of the biggest warehousing market of Poland, as well as the most differentiated in terms of nature, supplies, locations and tenants.
Though this region keeps dividing in 3 zones, we can observe that the importance of this division is decreasing and the border line between II and III zones is even almost blurred. Lease terms in all the zones become still more standardized and unified, the number of tenants acting on all-Poland market is still increasing.
- Zone I (15 km from the Warsaw center, within the administrative boundaries of the city). Warehouses are located mainly in south-east (Okęcie) and north (Żerań) districts.
- Zone II (15-30 km from the city centre). Parks in this zone are concentrated in south and west districts and in satellite cities, like Nadarzyn, Pruszków and Błonie. Lower rents and good communication are main pros of this zone.
- Zone III (30-50 km from the city centre, the smallest zone of Warsaw). Supply is concentrated in 3 logistic locations: Teresin, Sochaczew and Mszczonów.
Despite the fact that the region still loses its superiority over other Polish regions, keeps its significance and pace of development. Planned completing of A2 motorway and improvement of road network around Warsaw in the nearest future will have a positive effect on nature and development of warehouse parks in this region.
